Kill Scav Raiders and other players, maybe grab some rare items on your way out and, most importantly, don't die. Also, when doing the Collector quest from Fence you can find quite a few very rare items easily on this map (e.g. in the robotic cage).

Most of the fighting on labs is raiders. Labs is by far the most fun map to me though and you can easily afford it, especially with the keycard prices being so low right now.
