Lived 25 years in a steel frame kit home built by someone else. Cons are that nothing is square, has poor insulation, tile choice was whacked so had to renovate after buying. Pros though are that room sizes are huge, great airflow, easy to add on.

Do you research. Modular homes hold their value and are well built. They’re often air tight. Manufactured/mobile homes don’t keep the value well especially if they’re on leased lots. If you put one on land you own, that’s a better situation for resale.
